With the Spring Racing Carnival reducing the number of scheduled auctions, supply volumes have been lower recently, yet buyer activity has not slowed. Enquiry levels and open-for- inspection attendance remain above average as purchasers continue to push to secure the right home before year-end. The smaller pool of auctions that did go ahead produced results broadly in line with this year’s clearance rate, reinforcing a key theme of 2025: consistency and normality.

Demand continues to skew towards quality A-grade homes in blue-chip streets. A standout was Mount Pleasant Grove in Armadale, selling noticeably above the reserve price after four bidders competed for the keys. Competitive bidding like this shows that well-presented, well-located property is still commanding premium prices.

Across our offices, we are seeing shorter days on market for properties that are priced in line with buyer expectations, while campaigns requiring a premium to benchmark values are taking longer and often transact off-market after targeted follow-up. Stock remains tight in family precincts near schools, transport and key shopping precincts, which is amplifying competition for the best addresses.

Looking ahead, private sale negotiations are active, and new listings are attracting strong first-week enquiries. For sellers, there is an opportunity to stand out while supply is relatively scarce; for buyers, diligent preparation — encompassing finance, due diligence, and clear price parameters — will help you move quickly when the right home becomes available.
