The long weekend holiday naturally created a pause in the auction calendar, but it certainly did not slow buyer engagement across the broader market. At Marshall White, our open for inspections remained very active, with almost 1,000 groups through our currently listed properties over the weekend. With Melbourne turning on ideal autumn weather, there was a strong sense that buyers were keen to use the opportunity to get out, inspect homes, and better understand what is currently available. 

What we are seeing is a market holding a consistent and steady rhythm. Buyer activity has remained at a stable level throughout the year so far, and that same pattern carried over into this past week. New listings are coming online at a healthy rate, giving buyers a range of options while also supporting confidence across the market. There continues to be a solid sense of momentum, with buyers staying engaged and sellers bringing quality homes to market. 

Off-market opportunities are drawing active buyers, particularly those in a position to act quickly when the right property becomes available. Across the board, the signs are encouraging. While the weekend itself looked different from a typical auction Saturday, the market remains active, engaged, and well-balanced.
