Last week , we were pleased to bring you the construction update for the Mercer development, showcasing the progress made on-site.
Works included.
- Floor structure in first structure complete
- First floor wall framing in progress
- Windows ordered, preparing for installation
Following consultation last week with the design team , we now advise the following.
Recently during construction, a number of issues arose which have caused delays to the construction process, including the following:
- Inclement weather days.
- Flooding from prolonged periods of rainfall.
- Delay in procurement of steel and framing materials.
- Difficulty with site access due to space constraints.
- Time constraints for logistics due to school zone within vicinity limiting vehicle access.
However , in response to the above, discussions have taken place with D5 (builder) to implement the following actions to address the delayed progress:
- Appointment of a construction director to provide oversight and drive project delivery
- Expedite all contracts with subcontractors to be executed within next two months to prevent further delays and maintain construction momentum.
- Conducting more frequent site inspections to ensure incremental milestones are met and progress remains aligned with target completion date
- Enhance site logistics and delivery planning to minimise downtime caused by space constraints and restricted transport access
- Deploying additional labour on-site for carpentry to accelerate framing construction
It is still very much everyone’s desire to complete construction by late 2025 , however given the challenges detailed above, the completion date for construction may be after late 2025 and before the contracted builders period of March 2026.
Going forward , we understand many will need greater clarity to coordinate a move or the sale of another property , and we intend to advise on this with each monthly update to follow . Every party wants to see these terrific town homes completed in alignment with the original completion target of late 2025.
