Dear Malvern Gardens Community,
 
We trust this finds you well.
 
We are reaching out to provide you with an update on the construction commencement for Malvern Garden Apartments.
 
Pre-commencement works are well underway, with the Roulston and Balmain & Co teams eagerly awaiting the commencement of on-site works.
 
Yarra Valley Water has mandated that our Permanent sewer outfall works on-site must be completed before we can commence basement works, which is an unusual requirement. We have proposed to carry out these works from within the basement after the excavation and concrete structure are completed to remove it from our critical path. Negotiations with Yarra Valley Water are ongoing. The sewer works involve boring a new sewer connection from our site under High St to the existing manhole at the intersection of Thanet St. 
 
All neighbours have exercised their legal right to have their own third-party engineers review our design. This process is well underway, status as follows:
 
Malvern Primary School and the Department of Education have approved our plans. The Art Gallery has provided minor comments, which we have addressed and are now awaiting their final queries or approvals.
 
1285A and 1285B have opted to review separately. 
1285A has reviewed and approved. 
1285B has a very demanding engineer reviewing and we have responded to two rounds of queries and will continue progressing. This appears likely to be the critical sign off, that will come through last.
 
VicRoads have reviewed and we have responded to their initial queries and awaiting approval or further queries.
 
Malvern Primary has granted approval for us to access the site over the School Holidays to carry out our Stormwater outfall upgrade of council assets. This work, scheduled for the week starting July 8th, involves constructing new stormwater pits and upgrading an existing council pipe from 225mm to 300mm diameter.
 
All purchaser requested changes have been closed, and we have compiled a comprehensive package of documentation and lists, which have been sent to our builder for pricing in July. We expect to have these price lists ready for circulation to purchasers in August through Lara Adler from Marshall White.
 
Both Roulston and Balmain are fully committed to delivering a development of exceptional quality that surpasses your expectations.  In the meantime, the Settlement Team will continue to keep you informed of any updates as we progress through these necessary first steps.
