Unique Property Settlement (UPS) are pleased to advise that we have been appointed to work with you by the developer in relation to the settlement services, as construction works approach completion at 679-683 Glen Huntly Road, Caulfield.
Our objective is to provide an efficient and seamless settlement of your apartment. We will work alongside the developer, builder and yourself to coordinate valuers, finance brokers and other service providers as a single point of contact that ensures your property settles smoothly.
From this point onwards, we will be communicating with you either by e-mails or phone calls to keep you updated with the construction progress, to arrange valuation inspection, final inspection and key hand over. Meanwhile, we will also explain the detailed settlement process to you and provide advice regarding the current property market dynamics and financing strategies.

Construction Progress
Works onsite are progressing well; significant construction milestones have been reached at 679-683 Glen Huntly Road, Caulfield. Subject to current construction progress, Bank Valuation will be commenced on 11th and 12th September 2025, and Settlement is anticipated to commence around mid of October 2025.
Financing
With continually changing market conditions, Banks are tightening their lending criteria and even if you have been issued loan pre-approval, we encourage you to keep in touch with your Bank or broker just to keep abreast of any lending changes that may have recently been implemented.
Final Inspections
The Developer is pleased to advise that Final Inspections will be taking place at 679-683 Glen Huntly Rd, Caulfield VIC 3162 from 15th September to 17th September 2025.
BOOKING INSPECTIONS
We will be facilitating the Final Inspections per the following time schedule on a first-booked, first-served basis. One session for each apartment lasts for 30 mins.
9:00am--9:30am; 9:30am--10:00am; 10:00am--10:30am; 10:30am--11:00am; 11:00am-- 11:30am; 11:30am--12pm; 12:00pm--12:30pm; 1:30pm--2:00pm; 2:00pm--2:30pm; 2:30pm-- 3:00pm; 3:00pm--3:30pm; 3:30pm--4:00pm; 4:00pm—4:30pm Please note:
- The contract of sale allows for ONE (1) inspection for the Property only.
- Inspection will be limited strictly to the inspection date/time set out above.
- The Developer is allowing only maximum of 3 people per inspection regardless of whether there has been a nomination.
- For occupational health and safety reasons all persons attending MUST NOT:
- Wear open toed shoes or sandals; or
- Be accompanied by children or strollers; or
- Be accompanied by pets.
- Enter the property unsupervised by Settlement Staff.
- Before inspection, the purchasers need to wait at the lobby of the building and show ID to settlement staff.
AUTHORISING ANOTHER PARTY TO INSPECT
If the Purchaser wishes to have someone else inspect on their behalf, at least 2 days prior to the inspection time, please complete, sign and return the attached authorisation and email the completed document to admin@upssettlement.com.au
