Stonnington
Enquiries from prospective renters remained strong across the municipality. Family homes remain in short supply, with a modest increase expected as we move further into spring. One- and two-bedroom apartments recorded steady activity, with both listings and leasing levels consistent. A busy month overall, with many successful leases, ranging from modern apartments to character homes.

Boroondara – Hawthorn
A strong, mixed month across the inner-east, ranging from smart one-bedroom apartments to substantial family homes. Quality presentation and realistic pricing were key, with several properties securing applications within days. Executive apartments in luxury developments performed particularly well, reflecting demand from professionals returning to the office-adjacent suburbs.

Boroondara – Balwyn
Balwyn and its surrounds recorded longer days on the market compared to the same time last year. Even so, targeted campaigns and accurate pricing continued to deliver solid results, including several quiet (off-market) placements for qualified renters.

On average, well-priced homes achieved leases in roughly three weeks, supported by consistent open-for-inspection attendance.
