Our July Rental Market Review

building

31 July 2025

While July is typically a quieter period in the leasing calendar due to winter weather and school holidays, activity across our core markets remained steady. Family homes continued to perform well, and we have started to see renewed interest in apartments. Thoughtful presentation and realistic pricing remain essential in securing strong outcomes. Below, our Property Management team shares key insights and standout results from the month.

Stonnington

Stonnington remains one of Melbourne’s most competitive rental markets, with ultra-low vacancy and rising rents persisting into July. Demand continues to be strongest for recently renovated, low-maintenance homes that suit professional couples or young families. Properties that are move-in ready and close to lifestyle amenities are generating fast results, often after just one inspection.

After a strong run in June, leasing activity in Albert Park eased in July as many renters took advantage of school holidays and travelled. Inspection numbers dipped slightly, and fewer new properties came to market. However, enquiry is already picking up as we head into August, and we expect activity to rebound with the return of local renters and a new wave of stock.

Despite the school holidays, leasing activity in Hawthorn and surrounding suburbs remained consistent. A broad range of renters are actively looking, from professionals seeking lock-up-and-leave homes to families prioritising access to schools. Well-maintained homes continued to attract quality applications, with some leasing off-market due to strong demand.

Bayside

Despite the typical winter slowdown, renter demand remained consistent throughout July in Brighton and neighbouring bayside suburbs. Rental prices held firm, particularly for well-maintained homes under $800 per week, which continue to lease quickly. Smaller dwellings offering flexibility on move-in dates often attracted multiple applications, with many leasing within 7 to 10 days.

32 Sims Street, Sandringham
3 bed | 2 bath | 2 car
Leased for $1,750 per week

Balwyn

Balwyn and neighbouring suburbs experienced a slower pace in July, with longer days on market and reduced enquiry levels across many listings. Homes are sometimes taking 30+ days to lease, and competition has eased slightly. Properties that stand out on presentation and pricing are still moving, but renters are more considered in their decision-making.

Manningham

July saw continued strength in the family home segment across Manningham, particularly for properties priced between $1,000 and $1,300 per week. Renters are favouring spacious homes with multiple living areas and outdoor appeal. Enquiry levels for apartments also increased toward the end of the month, suggesting a shift as renters weigh up lifestyle and value.

We saw an increase in interest for new and near-new apartments this month, with 11 properties leased across key developments. Renters are drawn to high-spec finishes, efficient floorplans, and locations close to transport and amenities. Demand was especially strong for premium two- and three-bedroom configurations, indicating that lifestyle and space remain top priorities for apartment seekers.
