Welcome to the May 2024 Settlement Update.
Dear Alma Village Purchasers,
KBMV are committed to keeping you informed about the progress of your apartment at Alma Village. Please allow us to share with you the latest updates on construction and settlement timing.
BCentral is making good progress despite ongoing challenges in the joinery and stone supply chain. We are pleased to report the following achievements:
- Installation of electrical and sanitary fixtures & fittings almost completed.
- Timber flooring installation is underway.
- Painting has commenced.
We are also excited to share some good news. If you've recently driven past Alma Village, you might have noticed the laneway has been progressing well and is expected to be completed ahead of schedule. This means there will be no hindrance to accessing the basement carpark when it's time to move in.
As the project team finalises the construction schedule, we're pleased to inform you that the council has issued the Statement of Compliance at Alma Village. KBMV expect the registered plan of subdivision to be lodged at the Land Titles Office soon.
Remember, settlement will be triggered upon the issuance of both the Occupancy Permit and the registration of the Plan of Subdivision.
We will continue to keep you updated on the receipt of the settlement certification as they progress through these external authorities.
Valuation Access:
Bank access for valuation purposes is expected to be available in mid-late May 2024. Please refrain from arranging for your valuer to contact us until further notice. Once your apartment is ready for valuation, we'll provide you with detailed instructions and the necessary contact information for your lender to schedule an appointment.
Purchaser Pre-Settlement Inspection Access:
As communicated previously, we anticipate that pre-settlement inspections will begin once settlement has been triggered. You will receive an invitation to inspect your apartment as soon as these dates are confirmed. Inspections are currently projected for early June 2024.
