The inner-Melbourne suburb of Abbotsford has long been popular for its vibrant cosmopolitan lifestyle, but it has another unique feature that’s attracting buyers post-COVID-19 lockdowns — riverside bliss.

Making the most of Abbotsford’s serenity and activity, a new 69-apartment development is underway, Walmer, by developer Salta Properties.

Abbotsford on the up

While Melbourne apartment sales faced some challenges during the peak of COVID-19, prices in Abbotsford followed an upward trend. The median unit price grew by 7.1% year-on-year to October ’21.

“This is a very impressive result — a lot of neighbouring suburbs have actually seen unit prices decline over the last 12 months because of people moving further away,” says Flaherty.

Flaherty points out that while many people have been tempted to leave the inner city by the promise of closer proximity to nature, in Abbotsford, buyers are getting the best of both worlds.

“I think the reason we’ve seen a different trend in Abbotsford is the fact that it has riverside living,” she says.

Abbotsford is increasingly drawing in a mix of downsizers from surrounding areas such as Kew to city-based professionals and even young families attracted to apartment living. They share the common wish to have everything from walks to wines on their doorstep, Flaherty says.

“It’s very well serviced by train stations and trams,” she adds.

Right on the river

Walmer has been shortlisted for a UDIA Design Excellence Award. Tarascio says the acknowledgement recognises how Walmer’s design is sympathetic to its natural surroundings, as well as meeting the high expectations of modern apartment dwellers.

“We’ve had strong demand for generously sized owner-occupier apartments and have taken the initiative to redesign some of Walmer’s one and two-bedroom apartments into larger three and four-bedroom residences, with spacious living and entertaining areas that are surrounded by nature,” he says.
