Celebrating ten years at Marshall White, Kathy Malcolm is passionate about ensuring her clients achieve their goals and has an innate ability to match a property to the requirements of a buyer. ‘It’s the moments and memories we make within the walls, not how many possessions we own that makes a house a home. I believe buyers can feel that.’
Two years ago, Kathy and her family purchased a brand new three bedroom architecturally designed residence by David Watson in Hawthorn East. The home is one of two on the block. It ticked all the boxes for the family, as it presented an unparalleled lifestyle opportunity. ‘The home takes up most of the land and is very low maintenance, which means I can now spend my day off doing things I enjoy.’
Immaculately presented, the sophisticated home highlights an abundance of natural light with luxury high end finishes throughout. Complete with floor to ceiling windows providing views of the impressive alfresco area and lap pool, Kathy’s abode is perfect for relaxing and entertaining.
‘My favourite part of our home is the large open plan kitchen, meals and living area which faces north. The room is always streaming with natural sunshine and is light and bright all day. The pool runs along the side of the home so it’s amazing at night when the pool lights are on. It’s a lovely ambience and can be enjoyed all year round.’
Moving into a brand new home after having previously lived in a period style home meant the furniture didn’t suit. ‘I engaged a stylist to help me with decorating our home as this is not my area of expertise. The stylist did all the hard work for me, she knew what I liked and didn’t have the time to source. She kept it simple, classic and minimalistic.’
Kathy emphasises the importance of a coherent colour palette and vibrant textures, and her home is clad in soothing tones of grey, navy and white paired with timber. ‘The natural oak floors formed the base that the stylist worked with and then she blended texture and colour.’ A bespoke kitchen and coffee table, handcrafted by local Melbourne furniture designer Christopher Blank, are among Kathy’s favourite pieces in the home.
Situated in a coveted pocket of Hawthorn East, the area is well serviced by beautiful parks, vibrant shopping and dining, as well as being close to prestigious schools. Having lived in Boroondara all her life, Kathy has exceptional local knowledge and a fondness for the area. ‘I was raised, educated and live in my market place – I know it intimately.’
Living in an easily accessible location was of utmost importance to Kathy. She notes that the infrastructure that surrounds your home can not only have an impact on your lifestyle, it may also influence how your property will grow in value.
‘My advice is to stay close to public transport. Access to these services will increase connectivity, accessibility, livability and even house prices. Real estate values for properties near good transport links show stronger growth than comparable properties without.’
