How to Prepare Your Rental for The Holidays

If you are going away, it’s important that you prepare your rental for your holiday break, whether you’re a tenant or an owner.

As the Christmas break approaches and travel restrictions loosen within Australia, many people are looking to go on holidays, whether it’s within Victoria or interstate. If you are going away, it’s important that you prepare your rental for your holiday break, whether you’re a tenant or an owner.

Tenants who are going to be away from their rented property for an extended period of time should notify their property manager, as there are a number of reasons that maintenance people may need to access the property in your absence.

Marshall White property manager Bonnie Waterfield emphasises the importance of notifying your property manager if you’re going to be away from your rental property for a long period of time.

Speaking to your property manager before you go on holiday can allow them to remind you of things you may have forgotten.

‘Some tenants forget to set up an auto payment on their rent, and if they’re off enjoying their holiday they may forget their rent is due while they’re away,’ she says.

It’s also important to keep in mind the specific aspects of your rental property that may require maintenance while you’re away.

‘If your property has gardens or a pool that needs maintaining, it might be worth letting the trades know so they can arrange alternative access if you usually let them in,’ Bonnie says. If there are any repairs required on your rental property currently, let your property manager know as soon as possible so this can also be arranged prior to Christmas.

For the security of your rental property, it’s wise to put systems in place to make the home appear occupied while you’re away. There are a few key things that can give away that your home is unoccupied, making your rental property vulnerable to break ins.

‘People often forget to put their bins out or have someone take them in if they’ve been collected,’ Bonnie says. ‘It’s always a good idea to ask a neighbour or a friend to check on your home while you’re away, so they can check your mailbox and take care of the bins.’

Another way of ensuring your home looks occupied is by arranging for the maintenance of the front garden of your rental home, whether that’s by a gardener or a friend or family member.

Something for tenants to check before they go away is that all doors and windows in their rental property are locking correctly. If you find any issues with the locks in your home, let your property manager know immediately.

‘Before you leave on your holiday, make sure all entry points to the home are locked, close all your blinds and make sure all pets are accounted for and looked after,’ says Bonnie.

She also encourages owners to tell their property managers if they’re going on holiday, and to give their property managers an emergency contact if they are going to be unreachable during the holiday period.

‘Owners should also make sure their property manager has a working key to the rental property in case of an emergency, so that we’re able to access the property,’ Bonnie says.
