Recently we have seen some long-held properties change hands with new owners opting to build their dream custom designed and built home. We asked home builder Mazzei Homes about the best way to approach building a new custom home. Mazzei specialises in working with discerning clients to create premium Melbourne homes with an average build of $1 – $3 million. We spoke to the company’s Director of Sales and Marketing, Zeb Woodhatch.
What are some of the trends in new custom home design?
Mid Century homes are making a comeback, they are timeless and suit most Melbourne suburbs. Designs that incorporate a pool that sits in close relation to the living zones, almost bringing the outside in are also very popular at the moment. I’m happy to say that the trend of building bigger and bigger homes for the sake of it is starting to wain. Our customers want design savvy with smart integration, so it’s about creating really interesting spaces in a smaller footprint.
Ideally, what should your client bring to the first meeting?
A picture tells a thousand words. We love it when our customers bring photos, or Pinterest accounts to our meetings because it clearly identifies what is important to our customers. You will need to consider a style that you would like to build for example modern or mid-century, single or double story. What is the size of the block, what is your budget, what are the non-negotiables, when would you like to be in your home. Mostly the information about the block itself we can easily obtain online, so just the address is needed and saving the above we can do the rest.
What’s best – adapting a pre-design or starting from scratch? And what are the cost implications?
At Mazzei we can do both. We have a pre-designed range of homes, already well thought out and considered. You can obviously customise these base designs and we find this a good starting point for those who are not certain about where to start. Working with a considered design like this can save you thousands of dollars.
We can also start an architecturally designed home completely from scratch through our partnership with Dan Webster Architecture. Dan is renowned Melbourne Architect who is doing some amazing things in the Melbourne market and we are fortunate to collaborate with him. The beauty of working with an architect is that we can design to suit most tastes and budgets. Dan will also work with additions and alterations for those who want to renovate an older home and not build new. So we have all bases covered.

What’s the ideal orientation of land for a new home?
The orientation of your home is critically important because it can affect so many elements of the way we live. It can affect things like reducing your reliance on heating and cooling systems, obviously playing a critical role in cutting your energy bill. But it’s also super important to ensure your outdoor and entertaining areas are not impacted from the hot western sun.
For houses in Australia, the orientation of capturing sunlight from the north is the most desirable because it will deliver radiant heat into the house. This will also act as passive solar heating in winter, but in summer it is easy to shade the northern facades of the house to stop the heat from penetrating into the living areas.
What’s your ideal brief for a custom home?
Every brief is different depending on the customer and their desires. This is why we love what we do at Mazzei, no 2 homes are the same. It’s important that the customer considers how they live. For example, are they an entertainer thus needing an open plan kitchen with views to an alfresco entertaining area, is zoned living important as you have children that you would like to have their own space away from the adults to study or invite friends over. Do I need a basement to store my sporting equipment, create a wine cellar or store all my fancy cars? Really an ideal brief is one that is considered depending on your lifestyle choices. For us it’s all about asking the right questions so we can help the customer to develop this brief.
