Necessary Qualifications for Property Managers
The required qualification for working in real estate property management is the ‘Agents Representative Certificate’. To qualify for this certificate you must be at least 18 years of age and have a registered address in Victoria. Upon commencing your employment as an agents representative you will need to have a police check within 14 days and you will need an 'Authority to Act' signed by the company and sent to the Business Licensing Authority.
Duties and Responsibilities of a Property Manager
Our Property Managers are the first point of contact for Landlords and Tenants, liaising on all matters relating to the investment property. Some duties and responsibilities include maintaining constant knowledge of rental market trends and expectations; proactively applying strategies to lease property which includes the marketing, inspections; rental negotiation, document execution and securing of Tenants in order to minimise vacancy factors for Landlords; maintaining and improving the capital value of investment property through regular inspections and advisement of when maintenance and refurbishments are required; maximising a Landlords return by way of strict monitoring of arrears, payment of rental funds, lease renewal negotiation and execution, rental review recommendations; advice and representation of disputes relating to tenancy legislation.
Duties and Responsibilities of a Business Development Manager
Our Business Development Manger is responsible for obtaining new properties for lease. This involves appraising properties, marketing properties, seeking out and introducing tenants to properties, offering advice to clients on current market conditions, arranging and overseeing open for inspections, negotiating and liaising with landlords and prospective tenants.

Hours and Leave
The hours in real estate can be long and often include late nights and weekend work. As a general rule, Marshall White encourages our property management staff to have either Friday or Saturday away from the office, and we are closed on Sunday. You can expect to work between 45-55 hours per week at the busiest time of year, with an average working week between 40-45 hours.
